  • Problem Solving (defects)

Leaks, damage, cracking, decay, any concern in your building that would benefit from advice and or thorough investigation from an independent professional. We can give initial advice (to point you in the right direction), manage investigations, design and procure appropriate cost effective works (as little or as much help as you need).

  • Interior Fitout

Do you need someone to design, specify, procure, project manage and administer a contract of works, and would prefer a single multi skilled professional instead of a large expensive team of consultants and architects

  • Building Repairs

Is your building dilapidated in some way or in need of repairs. Selecting the right work, materials and appropriate contractor can be difficult. We can manage this problem for you.

  • Contract Administration

Do you need an independent contract administrator for your building contract? The JCT suite of contracts (and others) often require that the CA is independent from the Employer, and Architects often prefer to focus on design. We can perform this role.

  • Project Management

You may already have a lead designer or an architect, but additional management is often needed to structure your design team, track programme, manage appointments and provide overarching administrative control. You may even be a layperson requiring general broad spectrum project guidance from the beginning. We can help.

  • Planned Maintenance

Advising on the requirements and procurement of major or wholesale maintenance projects, like upgrading roofs, external redecoration schemes and masonry repairs.

  • Restoration

Advising on and managing contracts for the restoration of traditional buildings. For example, timber rot repairs, masonry repairs, repointing, leadwork.

  • Due Diligence

If you are acquiring an interest in a property, whether as a freehold purchase or a lease, you will probably want to make sure the property is fit for your needs and that you have considered potential defects and shortcomings. Ask us how we can help provide feasibility studies or survey advice; either direct or as part of a wider team.

  • Investigating Humidity and Condensation

More often than not (particularly in residential properties), damp is a consequence of condensation, rather than rising damp or penetrating damp. Where there is damp, it is therefore often necessary to asses if condensation is a factor. To do this, both humidity and temperature reading need to be taken, as well as an assessment as to how, when and why these conditions might converge at a dew point. As a part of these investigations; the appropriateness of existing ventilation, vapour checks, and insulation provisions will be considered.

  • Damp Surveys

Testing the relative moisture content of building components such as floor timbers and roof joists (and sometimes an indicative moisture content of walls and plaster), to confirm the presence and extent of the damp. We will use damp meters as well as other tools and skills to identify the cause of the damp, the associated building defect, and will propose and or manage works to resolve the issue. We can also undertake damp surveys to evidence when damp is present for record purposes, or as an independent witness for when damp has been resolved.

  • IR Thermal Imaging

Infrared Thermal Imaging is a tool used (among others) to help identify defects such a cold bridges, thermal leakage and hot spots. When combined with other investigations thermal imaging can help pin point and diagnose defects such as leaks to piped water, air leaks (poor air tightness) and missing or defective insulation.

  • Condition Surveys

A systematic survey of a building or estate and the findings tabulated in a way that allows for useful processing and manipulation of the data collected. This might form the basis of a capital works budget or be for the benefit of an architect who is drawing up plans to renovate the building.
